Kristopher J. Vurraro is a Partner in the firm's Real Estate Development Department and the Environmental Practice Group, wherein he concentrates his practice in the areas of zoning and land use planning; environmental regulatory compliance; and commercial leasing.

He also has significant experience in commercial and residential real property sales and acquisitions. He has appeared before numerous municipal boards on behalf of a vast array of individual and corporate clients, in connection with zoning and planning approvals and real estate development projects.

He has also advised clients on matters concerning hazardous and solid waste, Superfund liability, petroleum spills, air and water pollution issues, lead paint, radon and mold liability and compliance, and Brownfields development.

Mr. Vurraro received his B.A. degree from St. John Fisher College and his J.D. degree, cum laude, from Stetson University College of Law.

Representative Matters:

  • Successfully assisted a developer of a multi-family housing facility in the rezoning of a parcel of property in the Village of Caledonia from single-family to multi-family residential, and represented the developer at both the Supreme Court and Appellate Division levels in an Article 78 proceeding brought by adjacent landowner to challenge the rezoning and developmental approvals.
  • Successfully obtained numerous municipal approvals for both individual and corporate clients, such as:
    • a special use permit and site plan approval in the Village of Pittsford for the operation of a used-car dealership;
    • use variance in the Town of Gates for use of commercial property as a church;
    • use and area variances in the Town of Webster for construction within the boundaries of a New York State Coastal Erosion Zone and federally regulated flood plain.
  • Drafted and negotiated numerous leases, subleases and ground leases on behalf of both landlords and tenants for all types of commercial space, including industrial, warehouse and professional/medical office, as well as both “in-line” and “big-box” retail.
  • Litigated an Article 78 proceeding on behalf of the owner of commercial property, challenging the interpretation of a zoning ordinance and denial of use variances.
  • Regularly counsels and assists local, regional and national real estate developers and business owners, as well as individual land owners and real estate brokers with respect to the administrative and regulatory procedures of zoning and land use planning and environmental compliance.
  • Served as New York counsel to the buyer in a $93,000,000 acquisition and financing of over a dozen assisted-living facilities in Western New York.

Community Involvement:

Mr. Vurraro currently sits as a member of the Village of Bergen Zoning Board of Appeals.
